The Planning Departments Policy for Sustainable Development in the Countryside is set out in Planning Policy Statement 21: Within this document Policy CTY 1 lists a range of types of development which in principle are considered to be acceptable in the countryside and that will contribute to the aims of sustainable development.
Policy CTY 3 sets out how replacement dwellings can be introduced in a rural setting CTY3 acknowledges that Non – listed Vernacular Dwellings of a poor standard can be replaced.
Based on this information we presumed the proposal qualifies as a replacement under the terms set out in PPS 21 and prepared designs for two replacement dwellings using the guidance in section 5 (Replacement) of the Supplementary Planning Guidance, Building on a Tradition.
The Application has just been approved after only one amendment to the landscaping on the road boundary.
A design strategy that developed the two replacement dwellings to give the appearance of a collection of farm buildings seemed rational and this approach is represented within the text of the planning guide section 5.3 Replacement: Scale and Size.
